SPM Project Marketing Pty Ltd (SPM) was established in 2003 to provide expert project management and marketing services to residential and commercial land developers. Its aim is to provide value for money to its client base with a view to expanding the business rather than fee income from each project. The company is controlled by Directors Mr Warren Spencer, Mr Victor Marcelino and Mr Anthony Mylonas and is based in Perth Western Australia.
SPM Living Pty Ltd is a subsidiary project management and marketing company based in Melbourne Victoria, controlled by Directors Mr Warren Spencer, Mr Victor Marcelino, Mr Anthony Mylonas and Mr Marco Liali. The SPM group employs a team of 11 dedicated staff including project managers, licensed valuers, real estate salespeople and town planning professionals and support staff.

SPM holds an Australian Financial Services License allowing it to deal in securities and to provide general product advice on projects it manages. It is a licensed real estate agent in Western Australia and is a member of the Real Estate Institute (REIWA) the Urban Development Institute of Australia (UDIA).
On behalf of its clients SPM has sourced, negotiated and assisted with the purchase of developable land worth more than $100 million. The company currently manages projects that will yield a total of more than 2500 lots with a subdivided value more than $400 million in today's dollars and has developed and sold residential lots worth more than $30 million.

Project Acquisitions

SPM is actively involved in the sourcing of projects on behalf of its clients. This involves identifying property suitable for future development through both the open market and off market. In many instances SPM's most profitable projects are identified and purchased through off market transactions effectively providing our clients with development and investment opportunities which might otherwise not be available. SPM conducts feasibility analysis to determine the viability of each specific project and negotiates the acquisition of profitable projects. In the past SPM has negotiated the acquisition of developable land worth in excess of $100 million on behalf of its clients.

Project Management

SPM deals with all aspects of the project management process necessary to transform property from undeveloped englobo land into developed and titled residential lots ready for sale to the public. This includes the coordination of all necessary planning, environmental, landscaping, earthworks and engineering consultants and contractors to maximise the potential profits of each project. In addition to assessing, recommending and engaging specialist consultants SPM deals directly with relevant government authorities to ensure our projects are developed in the shortest possible timeframes. SPM also acts as project manager for sitting landowners who may have held their land for some time and who prefer to develop rather than sell their land to developers. SPM currently manages projects that will yield more than 2500 lots with an anticipated subdivided value in excess of $400 million.

Project Marketing & Project Sales

SPM specialises in the marketing and sale of lots from its developed projects. We utilise professional marketing and design consultants to develop a unique profile for each of our projects ensuring that SPM estates have a point of difference to attract purchasers of developed lots. Our on site sales offices are manned by motivated sales representatives with extensive experience in selling developed lots to the public. SPM has sold developed residential lots worth in excess of $30 million over the last few years. In addition to selling developed lots SPM is also able to assist developers with the sale of partially completed and ongoing projects where required.
